DX Initiatives

Here, we will introduce specific case examples of DX.
We already have multiple initiatives underway in the areas of business processes and CX.

We will start with an introduction of the development of digital twins for the condominiums in our Residential business.
We executed a strategic partnership with Accenture through which they provide us with computer-generated imagery (CGI). We will utilize that CGI in our endeavors to produce digital twins and improve the CX for our BRANZ properties and well as in future endeavors to reduce the environmental burden associated with the building of model rooms and so forth.
As of this fiscal year, we have been engaging in sales efforts that make use of digital content. While taking maximum advantage of the fact that digital twins constitute a detailed simulation tool, we will aim to provide experiential value that compares favorably to and, in some cases, even exceeds it.

Next, we will cover AI-based crack image diagnosis technology by Tokyu Livable.
With this technology, after images of cracks on outer walls are taken using a dedicated smartphone app, an AI application equipped with deep learning technology analyzes the images on a cloud.
Compare to visual measurement in which a dedicated ruler is applied to cracks, the use of this image diagnosis technology makes it possible to detect cracks with a width of 0.5mm or greater in the foundation area, which constitute a conformance judgment standard for existing housing defect warranty liability insurance, in a more detailed and level manner.
We acquired a patent for this image diagnosis technology, which Tokyu Livable jointly developed with Japan Home Shield and Rist.
We have already commenced use of it in services that we offer, and intend to provide it externally as well.

Our last case example is digital training by Google.
We conducted training in digital technology and digital marketing at Google’s Shibuya office in Tokyo.
Going forward, we will endeavor to develop personnel to serve as bridges that link together the business of each Group company and digital platforms within the Group.
